Start with the monthly reality

Translate each candidate home into the same monthly framework: financing, actual property tax, insurance, commuting, utilities, and a maintenance reserve. A lower purchase price can still carry a higher monthly cost.

Use the property, not a town average

Connecticut municipalities publish mill rates, but a property’s actual assessed value and tax bill are the more useful comparison. Special districts and revaluation timing can complicate shortcuts.

Price the commute you will actually make

Include station parking, rail tickets or passes, and the Manhattan last mile. A hybrid schedule may make occasional peak fares cheaper than a monthly pass.
